Manage the maintenance of all utility and facility-related equipment, ensuring maximum uptime and operational efficiency. Develop, implement, and monitor preventive, predictive, and corrective maintenance programs. Analyze equipment performance, identify improvement opportunities, and implement corrective actions. Support engineering teams during installation, commissioning, and handover of new equipment and infrastructure. Technical Operations Lead and manage third-party maintenance technicians and service providers. Prioritize daily maintenance activities in coordination with operations and production teams. Develop Annual Maintenance Contracts (AMCs) with defined service levels and KPIs. Ensure timely procurement of maintenance materials in coordination with the Procurement Team. Identify critical spare parts and maintain optimum inventory levels to minimize equipment downtime. Hard Services Management Manage and ensure efficient operations of: Electrical Systems HVAC Systems DG Sets & UPS Fire Detection & Fire Protection Systems Plumbing & Water Management STP/WTP/RO Systems Compressed Air & Utility Systems Building Management Systems (BMS) Civil & Building Maintenance Soft Services Management Manage and monitor the following services: Housekeeping Security Services Cafeteria/Food Services Transport Management Pest Control Gardening & Landscaping Waste Management Vendor & Contract Management Manage facility service providers and contractors to ensure SLA and KPI compliance. Identify and onboard qualified vendors in line with procurement guidelines. Conduct regular vendor performance reviews and drive continuous improvements. Ensure timely invoice verification, vendor payments, and collection of JLL invoices. Financial Management Control site operational expenses and optimize facility costs. Monitor R&M, AMC, and utility expenditures against approved budgets. Prepare cost-saving initiatives and annual operating budgets. Ensure financial compliance with company policies. Safety, Compliance & Risk Management Promote a safe working environment in accordance with Schneider Electric Safety Policy and JLL EHS standards. Ensure 100% compliance with statutory and legal requirements. Coordinate safety audits, risk assessments, and corrective actions. Ensure compliance with IMS, ISO, Energy Conservation, Fire & Life Safety, and Environmental standards.

Management Lead and develop maintenance technicians and IFM service teams. Define goals, priorities, manpower planning, and work allocation. Conduct training programs to improve technical competency and service quality. Foster teamwork and maintain strong relationships with client stakeholders. Client Relationship Management Maintain excellent client relationships through proactive communication. Conduct regular operational review meetings with client representatives. Ensure timely resolution of client concerns and service requests. Drive continual improvement initiatives to enhance customer satisfaction. Reporting & Documentation Prepare and submit: Daily Operational Reports Weekly Status Reports Monthly Management Reports (MMR) SLA/KPI Performance Reports
