Compensation: The base salary for this role ranges between $58,880 - $80,960 and 4% vacation pay. Position Details The Real Estate Analyst – Portfolio & Transaction Management plays a critical role in administering and optimizing Grainger's global real estate portfolio, encompassing both leased and owned properties. This position ensures compliance with lease terms, supports financial accuracy in rent and receivable processes, and provides strategic reporting to enhance operational efficiency. The Analyst serves as a key liaison between internal stakeholders and external landlords, leveraging systems such as Tririga and SmartSheets to maintain data integrity and support decision-making. This is a 12-Month Contract covering a maternity leave. You Will:
Manage the global real estate portfolio in accordance with audit controls and company policies. This includes validating and documenting key metrics for external reporting. Manage lease terms and critical dates, maintain dashboard data that drives decision making and ensure adherence to contractual obligations across all leased properties. Collaborate with multiple internal stakeholders to accurately track tenant improvement allowances and credits for accurate lease accounting. Oversee timely and accurate processing of monthly rent payments, one-time payments, and auditing of annual expense reconciliations for leased properties. Maintain and troubleshoot data within Tririga and SmartSheets; support software upgrades and migrations as needed. Act as the primary point of contact for internal teams (e.g., Real Estate, Legal, Finance, Controllership) and external landlords regarding lease administration and transaction inquiries. Assist with minor real estate transactions, including parking lots and ground leases, and support negotiation and renewal processes. Manage accounting and reporting of accounts receivable leases including payment validation and receipt. Manage communications with tenants/licenses and internal stakeholders. Collaborate with global business partners to track and record portfolio changes and ensure alignment across regions. Compile and analyze real estate data to support strategic decision-making and operational improvements. Develop, document and update key transactions and lease administration processes with a goal of improvement in accuracy and efficiency.
You Have
Bachelor's Degree or equivalent experience in real estate, finance, business administration, or a related field. 2+ years in real estate portfolio or transaction management, preferably in a corporate or global setting. Strong organizational and analytical skills with attention to detail. Proficiency in real estate software platforms (e.g., Tririga) and Microsoft
