Job Title Building Manager Job Description Summary Job Description Cushman & Wakefield are looking for a Building Manager to deliver a legally compliant, safe and customer-focused environment, ensuring agreed service levels are consistently achieved within a staffed building. Reporting on all day-to-day operational aspects of building management, you will coordinate risk management activities, oversee supply partners, manage planned, reactive and emergency works through Cushman & Wakefield's preferred CAFM system, and act as the primary point of contact for occupiers. As a key representative of the business, you will champion Cushman & Wakefield's brand values and deliver an exceptional occupier and client experience.
Core Responsibilities
Manage the Helpdesk facility, liaising with Cushman & Wakefield's CAFM provider and Service Desk to ensure effective system operation, timely authorisation of work orders, accurate data management and appropriate delegation during periods of absence. Respond to, resolve and accurately record complaints, maintaining regular communication with stakeholders, escalating concerns where appropriate, and identifying opportunities for service improvement. Ensure all buildings remain legally and statutorily compliant, with inspections, maintenance and repairs completed within required timescales. Identify works subject to CDM Regulations, ensure appropriate Principal Contractor appointments and refer technical proposals to the Technical Services team. Manage Facilities Management fees, ensuring FM, Technical Services, Front of House, SHE, staff wages and CAFM fees are aligned to the agreed scope of services, reviewed annually and correctly invoiced, while supporting debt recovery activities. Enhance occupier and client experience by identifying opportunities to add value and delivering exceptional customer service in line with Cushman & Wakefield's brand values. Oversee annual risk assessments, including Asbestos, Fire, Health & Safety, Working at Height and Water Treatment assessments, ensuring all actions are completed in line with risk management priorities. Follow all HR procedures, including absence management, expense claims and performance reviews. Conduct monthly one-to-ones with direct reports, manage holidays and absence, and promote employee wellbeing, support and development in partnership with HR. Manage insurance claims processes following incidents or accidents, ensuring accurate reporting, escalation and ongoing stakeholder communication. Notify Property Surveyors immediately of any tenant activities that may breach lease agreements, including infringements of house rules, changes to occupancy, structural alterations or out-of-scope service requests. Manage occupier enquiries relating to Facilities Management services, while directing lease, tenancy and service charge queries to the appropriate Estate Surveyor. Attend occupier meetings and maintain regular communication regarding building activities and ongoing works. Raise purchase orders and authorise invoices within approved Facilities Management budgets. Conduct regular building inspections, maintain reports within Cushman & Wakefield's risk management system and identify opportunities for operational and service improvements. Supervise, coach and develop direct reports, ensuring all activities are carried out in accordance with company procedures and service standards. Oversee reactive maintenance and Helpdesk activity, ensuring Service Level Agreements are met and continuously seeking process improvements. Build and maintain strong working relationships with occupiers, surveyors, service partners and Cushman & Wakefield colleagues. Develop, test and annually review business continuity and major incident management plans, ensuring all relevant parties understand their responsibilities during emergencies. Produce and manage service charge budgets, reconciliations and quarterly variance reports in line with the RICS Code of
