QuadReal: Excellence lives here. www.quadreal.com Role Description: The Building Operator, Level 2 is an intermediate level building operator providing operational and technical support as a member of a building operations team. The Building Operator, Level 2 may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The Building Operator, Level 2 will report to the Operations Supervisor . The primary objective of the Building Operator, Level 2 is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
Responsibilities
Assisting building supervisors, maintenance mechanics and building superintendents with installation and repair of mechanical systems . Installing, repairing and maintaining climate control and other mechanical systems within a building or portfolio . Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems . General maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing . Assisting with environmental assessments and reporting . Participating in corporate occupational health and safety program . Assisting with waste, recycling and hazardous materials issues . Monitoring of computerized control systems . Responding to tenant service requests . Assisting with insurance and risk management inspections, remedial actions and reporting . Remaining current and up to date with new industry practices, legislative changes and new technologies . Continually seek opportunities to improve energy consumption Quickly respond to and manage environmental hazards Consider sustainability when evaluating options for replacement equipment Participate in tenant and staff community support events as appropriate Other assigned duties. Experience and Qualifications: Technical Qualifications – The Building Operator, Level 2 shall have the following technical qualifications or industry equivalency: 4th Class Power Engineer (or equivalent) A minimum of 3 years direct work experience in junior or intermediate position in commercial high rise building operations . A valid drivers license . Intermediate level skills in Microsoft Office.
